If I could give 6 stars, I would. As a buyer, I could not possibly give a higher recommendation than John Watson at Guaranteed Home Inspection. This man really knows his stuff. My wife and I hired John to do an inspection for us as first time home buyers. Turns out there was A LOT of things wrong with the house we were looking at that we would never have seen, and John helped us dodge a very expensive bullet. But lets start from the beginning. We put in a call to his office, gave the address of the house and our agent, and they took care of the rest. On inspection day, John arrived several minutes early, introduced himself, and got right to work. His attention to detail is unreal, he even checked the manufacturing data on the AC unit to make sure that the fuse panel had the correct amperage of fuse, which it did not. Whenever John found something to note, he also took a picture of it and included it in the inspection report. He did things that I had never even heard of, like filling sinks and running the disposal to see if the plumbing could handle the pressure. Turns out that the first house we looked at couldn't, and water shot across the basement from a hole in a pipe that would not have been apparent had he not run the test. His report was so detailed, individual itemized things had different evaluations, like safety concern, code violation, defect, or just something to keep in mind and watch down the road. Every single thing was itemized, reported what the issue was, documented with a picture, and given the recommendation on how to resolve it. Again, his knowledge of homes is very impressive. He was able to tell us which company specifically built this home based on looking at the joists in the basement. I learned a lot from John, and it really helped me to understand what to look for when we continued our home search. We hired him again for another inspection, and he did an amazing job as well. Turns out we did learn a lot from him and it showed in our ability to find a much better property and to know what to walk away from immediately. He is very easy to talk to, has a great demeanor, and was just all around super pleasant. Every step of the process of purchasing a home as a first time buyer is stressful, it was a breath of fresh air having the inspection be just zero fuss. If you are looking for a top of the line home inspector, call Guaranteed Home Inspection Services, and ask for John Watson, the guy with the bright red car! ***3 Year Edit I am slightly annoyed at myself for not paying more attention to some of the, "keep an eye on this" items that Mr. Watson included on his inspection. I got, "stuck" behind him in town while driving the other day (Bright Red Car) and laughed as I came up behind him, pretty sure John was driving the exact speed limit. My initial intention was to edit this review and give him a playful jab about his incorrigible methodical ways. I first pulled out his old inspections and smiled about the bullet I dodged because of him, and then frowned when I realized if I had kept in mind some of the details of the report, I could have turned 2-3 costly emergency repairs into cheaper planned maintenance. I've talked to a few people about your super cool Radon detector that you set up and ran in my basement. They purchased houses near to the same time we did and said that was not included in their inspection. I also appreciate you telling me to keep my basement vents open to ensure air circulation so Radon levels stay down and don't have a chance to accumulate. I honestly would have probably tried to be cheap and not heat/cool my basement as much. Will continue to monitor the stuff you pointed out on the report, thanks again! This company performed the inspection for the sale of my home. John Watson put many items that appeared to be fraudulent. He put down that an outside faucet leaked and didn't even check or turn it on. He also created an issue with the kitchen sink that I spent $220 for a professional plumber to tell me that no issues existed. I contacted John and couldn't get any credible answers. My advice is to look elsewhere for a home inspector. He was very questionable and unethical.
